PLAT CHECKLIST/PROTOCOL/BLOCK WORDINGS

 

It is REQUIRED that before submitting plats for any project to check with the Planning Office at 410 479 8100 to ensure compliance with zoning/codes regulations.  Also, if project involves property that has existing home with private well and septic systems  or farmland that has irrigation wells then a Water and Sewer Verification (AKA:  WSV) must be processed before the plats can be submitted formally.  WSV is also required before perc applications can be processed in cases where existing wells and septic systems are on the parcel of record.

 

CHECKLIST:  Plats can be formally submitted after the two items noted below are completed:

       Water/Sewer Verification Comments from Health Department have been addressed by owner.

       Worksheet Review Comments from Health Department have been addressed by surveyor.

 

PROTOCOL OF FORMAL PLAT SUBMITTAL -- Plats must be accompanied by fees and appropriate block wording must be on plat at time of submittal. 

 

TYPES OF FORMAL PLATS

  1. Abandon an existing recorded SRA, submit to Health Department only
  2. Change or add SRA, but not subdividing, submit to Health Department only
  3. Combining parcels, submit to Planning Office*
  4. Create new lot *(private septic and well), submit to Planning Office*
  5. Create new lot *(public** septic and water), submit to Planning Office*
  6. Create new lot *(private septic with public water**), submit to Planning Office*
  7. Create new lot *(public** septic with private well), submit to Planning Office*
  8. Establishing Sewage Reserve Area (SRA), but not subdividing, submit to Health Department only
  9. Lot Line Revision (but not creating new lots), submit to Planning Office*
  10. Site plan- for perc tests  (also known as Site Evaluation Test Location Plat)

 

*Check with Planning at 410 479 8100 for formal plat submittal requirements and fees; and to determine if Minor or Major subdivision plat.

**Public systems will require Water and Sewerage Allocation Certificate and Capacity Commitment for the Subdivision of Land from the town offering public system; but the plats must be submitted to the Planning Office for final review.
